01The starting point

Platforms only do half the job.

  1. Airbnb isn't always an option

Many Spanish municipalities have restricted or closed short-term letting through platforms. The house has to be bookable directly.

  2. A fee on every booking

Platforms take a share of every stay — even when the guest is someone you already know.

  3. The paperwork lands on you

Rental agreement, house rules, key details and Spanish guest registration, spread across email, texts and paper.

  4. You chase payments

Deposits, balances and reminders in a spreadsheet, and a bank account to keep checking.

02Legend

Everything the house needs, in one place.

Atlas is the back office: you own the guest relationship, Atlas keeps the rest in order.

  • Your own booking site

Your own website with photos, seasonal prices and an availability calendar. Guests send their request straight to you — in Norwegian, English and Spanish.

  • A guest page for every booking

Arrival details, house manual and area guide in one place. The key code appears only once the guests are registered.

  • Rental agreement

Generated from the booking and accepted online, with name, time and IP address recorded.

  • Deposit and balance

Card via Stripe, or Norwegian bank transfer with KID. Payments go straight to you, and the booking confirms itself.

  • Calendar and tasks

Every stay and your own blocked dates in one calendar. Each checkout gets a cleaning task you can hand to your caretaker.

  • Guest registration

Guests enter their ID details themselves on the guest page. The data is encrypted and deleted after three years.

  • Guestbook

Guests leave a note before they go home, and you choose what appears on your booking site.

03The route

How to get started.

  1. Add your house

Photos, texts, rooms, seasonal prices and terms. During the pilot we help you set it up.

  2. Publish your booking site

On your own domain, with Atlas behind it.

  3. Answer requests

Send an offer in one click. Once the deposit is paid, the booking is confirmed.

  4. Let guests handle the rest

Agreement, registration, arrival details and key code are waiting on the guest page.

05Safe waters

Safe for guests, simple for you.

  • ID details are encrypted

Passport numbers and dates of birth are stored encrypted, and only the house's owners and admins can see them.

  • Deleted after three years

Guest details are deleted automatically three years after checkout.

  • The database is in the EU

Data is stored in Frankfurt, and the pages are served through Cloudflare.

  • The money goes to you

With Stripe you are the seller, and payments go straight to your account — Atlas never holds your money.

Pilot

A pilot for a handful of owners.

We're taking on a few owners of holiday homes in Spain. You get help getting started and a direct line to the people building Atlas. Get in touch and we'll tell you more.

06Questions

Good to know.

Which countries are supported?

We're starting with Spain, with the rental agreement and guest registration built in. More sunny countries will follow.

Can I still use Airbnb?

Atlas is built for direct bookings. Connecting to platforms comes later, for areas where it's allowed.

What's the difference between tourist and seasonal lets?

The rules differ between regions and municipalities. Some places require a tourist licence for short stays, while longer stays are let as seasonal rentals. Atlas supports both, but check the rules where your house is with a gestor or lawyer.

Can I use my own domain?

Yes. Your booking site runs on your own domain — Casa de Sol uses desol.casa.

What do guests see?

A booking site for the house and, once a booking is confirmed, their own guest page with the agreement, registration, arrival details and key code. All in Norwegian, English or Spanish.
